Beautiful place to stay, very old fashioned cottages but that just adds to the experience, we booked literally a couple hours before we arrived, couldn't be happier. Well maintained tennis courts were a treat, so much space for walking the dog. Very friendly owners who were more than happy to help with a query or question. Can walk into the tiny village for food and a shop.would happily stay here again Rooms: Cider cottage- Lovely spacious rooms, lots of bathrooms. Large airy kitchen, lots of windows. Walkability: So much land to have access to walk around, without leaving the farm. The village spar shop/fish and chips and a couple of pubs are no more than 15 mins walk away. Also in the village is a pathway to walk or cycle to surrounding villages or into Sidmouth if your feeling active. Waitrose large supermarket is approximately 45 mins walk away.

Nice setting, and friendly owners. It’s great that the place is dog friendly. We were slightly disappointed with some aspects of our cottage (there are several on site), as it didn’t quite represent what was in the photos. Never the less, it was clean and it’s a great base to set up at for day trips. Fully working kitchen with everything you need.

We stayed in Linhay cottage, which is very spacious on the ground floor. The cottage can sleep 6 comfortably in 3 bedrooms. It is heated by thermostatic electric radiators that seem to work well. The kitchen is well-appointed. Although the setting is rural there are basic facilities such as a small supermarket, pub etc within easy walking distance. The only negatives for us were WiFi and mobile coverage (both almost non-existent) and the lack of a hairdryer; otherwise an excellent and comfortable base for exploring and walking the area.

Hidden gem 💎. Such a wonderful cute cottage with everything I needed including very private and dog secure south facing garden overlooking Devon's countryside. Had the most relaxing holiday ever ✨️

The WORST HOLIDAY COTTAGE EXPERIENCE EVER!!! Do not book with this holiday company, the owner is a liar and cannot be trusted. If you want a nice holiday experience in East Devon, book elsewhere. I highly recommend this after staying in many of holiday cottages in the area. The property (The Old Kennels, which is advertised on their website and is part of the Boswell Farm Holiday Cottages. Please disregard the owners comment on the previous review that is operated by an external agent. This is not TRUE and once again the owners are lying to make it seem that it's not as bad as it sounds) does not reflect what you see in the photos. It is not well maintained and does equate to the price the owners charge. The owner falsely advertises that the property has a washing machine. During our stay there was no private washing machine available to use. After asking the owner (Andy) to be refunded accordingly, he said he would look in to doing something. He did nothing of the sort, and refused to reimburse us. Therefore, the owner Andy is a liar, and cannot be trusted. I think that people should be aware of this before they think about looking to book here. I have already written formally to the Sidmouth, East Devon and Devon Tourist Board to make them aware of this. I would STRONGLY NOT RECOMMEND to stay here. Rooms: The room was not properly cleaned. The floor was dirty, the bed sheets had stains on them, the mattress protector had urine stains all over it. Hairs were found in the bed and overall just disgusting.

DO NOT EVER BOOK HERE!!! IT’S NOT WORTH THE MONEY. My wife and I stayed at the Old Kennels Cottage Accommodation for 6 nights at the end of July 2023. We payed over £1300 for our stay. One of the main reasons we chose this cottage, was because it had a washing machine. We had traveled from Switzerland via France and had already been on the road for 9 days. Upon our arrival, and to our surprise, there was no washing machine. The booklet in the cottage said it had a washing machine as well as on the Website of Sykes Cottages, who we booked through. After contacting the Site Manager, we were informed that the washing machine was broken. The Site Manager said that they would return the next day to discuss the matter. We never saw that person again for the duration of our stay and no message was left for us to say that they had stopped by and that we should contact them. Had we had not contacted the Site Manager, no one would have told us that there was no washing machine available. There was ZERO communication prior to our arrival that the washing machine was broken and not available at the property. This was a huge inconvenience to us and certainly was not the nicest experience to start our holiday with. We were offered to have our washing done by the site manger at the farm. Which was a nice gesture. But after seeing how dirty (particular the bed sheets and towels) the cottage was when we arrived, we did not accept this offer. Also, this was certainly not a sufficient solution to having no washing machine at the property. We certainly did not pay £1300 for a stranger to do our washing on another property. On our departure day, we asked the owner that we be refunded accordingly as they did not provide us with a washing machine that we could use, at our own convenience, in the cottage. The owner refused to refund us. In addition, upon our arrival, the property was not cleaned properly, not even to a minimal standard of cleanliness. In the Kitchen all the door handles and appliances were sticky and dirty to touch. The drawers where the cutlery and toaster were kept had not been cleaned. There were still ALOT of left over crumbs in the toaster from the previous week. The tea towel provided had a huge stain on it, and the dish sponge was black and smelly. It certainly didn’t give us much confidence that the rest of the utensils and kitchen were cleaned properly?! In the Bathroom the bath mat had stains on it and didn’t look clean. There were a number (more than should be tolerated) of hairs around the toilet, sink, floor and shower area. In the main double bedroom the sheets had a stain in the middle of the bed, and the mattress protector was covered in stains, and looked liked it hadn’t been washed in a long time. It was disgusting! There were cobwebs everywhere and no sign that any had tried to be cleaned. Dog hairs were also evident on the sofa and floor of the lounge area. There were left over pieces of litter in the small bin of the main bedroom. The bin had not been emptied. The Hoover (a Dyson) had not been emptied, it was full and we had to empty it our selves to use it the first night, because there were dead insects everywhere. Therefore, I would highly recommend that you DO NOT BOOK AND STAY HERE. For the price you pay, it does not equate to the the service and quality you expect to receive. You will find much better accommodations and hotels with a much higher level of cleanliness and standard of service in the nearby area. Lastly, there are similar feedback comments on the Sykes website dating from Oct 2022. Therefore, the owner has not dealt with these issues sufficiently and the management of this property has some serious problems.

We had a really brilliant stay. Our Boswell Farm Cottage in East Devon was beautifully equipped, sparkling clean, in beautiful surroundings. Very close to the beach, just a few minutes from Sidmouth, and in gorgeous Devon countryside. The farm cottages are all stunning and perfect for holidays. Our whole family loved it here. This is dog-friendly holiday accommodation too. The family owners are lovely and extremely accommodating - special thanks to Rosie, Andy, and Rob. Highly recommended.

Lovely accommodation, location, hosts and facilities. Such a beautiful hidden gem, peaceful and unique within easy reach of all the local amenities. We fell in love with the farm and it is now more meaningful to us as this is where my partner proposed to me! Would highly recommend Boswell Farm and the friendly hosts for your next Devon stay :-)

Perfect house with a view for our stay for the Grizzly Run. Beds were nice, bathroom has everything you need as well for the kitchen. And the livingroom has a very nice sofa. Pub and restaurant just a short walk away.

Amazing stay at a lovely location, linhay cottage stunning, wish we had discovered before and will definitely go back as soon as we we can, the setting is beautiful, spotlessly clean and the surrounding area is perfect for walking. It is accessible to walk into sidmouth which is our "happy place" thank you for a lovely stay only wish we had longer.
